Initial consultation

At a time and place convenient to you Savcorp will meet with you to discuss your concept and/or plans as well as budget

 

Design and Quoting

We can provide a design service or can work with plans supplied by you.  Once plans have been drawn we will provide a fully detailed quote containing all your desired choices that suit your budget.

 

Contract and selection process

Once you have approved the quote we will prepare a formal HIA building contract as well as all necessary paperwork which will need to be lodged.  We are happy to work along with your financial provider as they gather all necessary information to approve your loan. We will then provide you with a selection checklist outlining what choices are available for you to make and where to find out more information.  This will need to be completed prior to building commencement to ensure all your choices are allowed for and relevant time frames met.

 

Construction

Once council approval is received construction will.  We liaise with all trades as well as provide you with regular updates and site inspections.  We endeavour to make ourselves available to answer all your questions or concerns in a timely manner.

 

Handover

Once construction is complete will meet you personally on site to have a final inspection to ensure your satisfaction with everything.  He will then provide you with the keys to your new home and any relevant manuals as well as answer any questions you may have.

 

Warranty

Savcorp builders are covered by Home Warranty Insurance, or Home Building Compensation Fund (HBCF) as it is now referred to in NSW, this covers the homeowner (and subsequent owners) up to 6 years from completion of the domestic building work or termination of the domestic building contract.

Savcorp will also cover you with a 3 month maintenance program. If you have any concerns during the first few months after handover, just submit a maintenance report at the 3 month mark and we’ll take care of things for you.

How much will my new home cost?

There are a number of variables that will affect the cost of a project. Some of these include the level of finishes, materials used, site access, the technical nature of the job and the level of design service provided. Each project is specific in its requirements and is quoted accordingly. You’ll be given a detailed quote designed just for you, so you can rest easy knowing there will be no nasty surprises when you build with us.

How Long does the planning & Building process take?

Every project has differing requirements, meaning construction period will be unique to your build. We use scheduling software to maximise the efficiency of the building process and keep you updated on timings throughout the process.

1 How long does the planning and building process take?

Every project, depending on its requirements, will have a different construction period. Savcorp uses scheduling software to maximise the efficiency of the building process.

1.1  Building process time frame

Stage 1: initial contact and Design – 4 to 6 weeks

From the first contact to the final

Design stages span from the initial briefing, until the Development Application (DA) is ready to be lodged with council.

This is when initial sketch designs are prepared for the client to look at and alter if needed.

Once the client is happy, construction drawings, structural engineer and 3D modelling will be produced and again presented to the client for final approval.

.Depending on the size and complexity of the project, the builder and draftsman may liaise with the client two or three times to review various details such as fixtures and fittings and other details.

The timing for this stage can also be influenced by the consultants being able to work to schedule, as well as the client being able to finalise their selections.

Stage 2: selections and quoting and contracts 4-6 weeks

This stage involves yourself sitting down with Savcorp builders to make selections based on your budget. We will prepare a tender contract based on these selections. This will form a part of the final contract once all selections have been made.  

At the conclusion of the tender and negotiation process, contracts are prepared for signature this could normally take up to one week.

Stage 3 Development Application (DA)  and Construction certificate – 2 to 5 weeks

The DA is the final part of the design process, and approval and processing times are based on council’s standard rules, and their ability to process each case. We keep in constant contact with the council to ensure everything is being done to speed up the process.

Some builds, depending on size and location can be overseen by a private certifier which can speed up the process.

All documents are submitted to council or private certifiers to obtain the construction certificate, which is typically processed in two weeks..

Stage 5: Construction – 2 to 12 months

For small alterations, renovations or additions, the construction stage could take 2 to 4 months. A typical new residential project of a significant size can take from between 4 to 6 months for construction.

For larger projects (greater than $1million in value) it could take up to 12 months to compete.
As you can see, the timeline from concept to completion can take the best part of two years, depending on the various influencing factors.

Read, understand and don’t be afraid to ask questions.

It’s important to know exactly what you’re getting yourself into when it comes to building a house. Take the time to thoroughly read through any contracts and ensure you understand what it entails. Write down questions along the way and don’t be afraid to voice and opinions or concerns.

Don’t be forced into signing up to a contract unless you are 100% confident you know what you are getting into.

It’s unfortunate to have to say this but be aware of dodgy ‘salesmen’ builders. These builders offer an appealing price to begin with and then once your signed up, sting you with extras and hidden costs. This leads to home owners exceeding their funds and being forced to borrow money else ware to complete their build.  

We have seen this happen first hand, that’s why Savcorp builders will only work and quote in your best interests. If we believe your expectations of you home surpass your funds, we will be upfront an honest from the beginning.  

 

Why do builders quotes vary so much?

There are many reasons builders’ quotes vary so much. Some may include the amount of work the builder currently has running, the level and type of resources available to him, whether or not he is familiar with the type of work he is quoting, and whether or not he wants the job.

Has a specification been prepared for the project?

The specification outlines in detail the scope of work to be carried out and the materials that are to be used. This is an important document to provide to the builder as he is able to price the works according to the specification. It will also force all builders quoting on the project to price and allow for the same items listed in the specification, enabling you to compare apples with apples.
